By 1954 A. Quincy Jones had formalized his partnership with Frederick Emmons, and Charleston Gardens is Palo Alto's introduction to the firm working on its own. It shows. The plans are more resolved than the early Anshen & Allen work — better circulation, more assured handling of the roof, glass that feels composed rather than simply large.
Jones & Emmons would design Eichlers for another two decades. Charleston Gardens is close to the beginning of that run and holds up as well as anything that follows, which is why it tends to attract buyers who have already looked at several tracts. The recorded lots run along Montrose Avenue.
What was built here
Early-fifties plans: post-and-beam frame left visible, radiant heat in the slab, a near-blank wall to the street and the rear given over to glass. Compact by modern standards — most have been added to. No atrium; that idea is still years away.
What moves the number in Charleston Gardens
- Jones & Emmons plans in their first solo Palo Alto outing — a recognizable step up in resolution.
- 1954 sits just before the atrium arrives. The indoor-outdoor relationship is entirely rear-facing.
- Structural clarity means these open up well. It also means poorly-engineered additions are visible from the street.
What is it worth?
We price Charleston Gardens the way it was built.
By tract, by architect, by what is still intact. Tell us the address and we will come back with the range and the reasoning behind it — not an automated estimate.
Before they hit the market
Most Charleston Gardens homes we sell never reach a portal.
Owners in these tracts tend to know each other. When one decides to move, we usually hear first. Join the list and you will hear early too — no volume, no drip campaign.
