Greer Park is one of the substantial early recordings — big enough to have a real identity, early enough that the houses are the compact, unfussy version of the Eichler idea. The park itself does something no floor plan can: it gives the tract a public room, which is exactly the amenity a house with a private back garden and a blank front wall benefits from.

The 1950–51 plans here are the honest ones. Post-and-beam, radiant slab, glass to the rear, and very little else. What they lack in square footage they make up in structural clarity — there are few interior walls doing load-bearing work, which is why these houses take well to being opened up. The recorded lots run along Van Auken Circle.

Drawn to the era, not to a specific address — the shallow gable, small glass run and blank street wall of the early tracts.

What was built here

Early-fifties plans: post-and-beam frame left visible, radiant heat in the slab, a near-blank wall to the street and the rear given over to glass. Compact by modern standards — most have been added to. No atrium; that idea is still years away.

What moves the number in Greer Park

  • Proximity to the park is a real premium within the tract, and it is not evenly distributed.
  • Original 1,100–1,400 square foot plans. Nearly all have been added to; the quality of the addition is the whole conversation.
  • Flat-roof sections need a maintenance history. Ask for it in writing.

What is it worth?

We price Greer Park the way it was built.

By tract, by architect, by what is still intact. Tell us the address and we will come back with the range and the reasoning behind it — not an automated estimate.

Before they hit the market

Most Greer Park homes we sell never reach a portal.

Owners in these tracts tend to know each other. When one decides to move, we usually hear first. Join the list and you will hear early too — no volume, no drip campaign.
